    The Law offices of Steven C. Vondran, P.C. wants your short sale to succeed.  Like all other loss mitigation efforts, the lenders and loan servicers hold the cards and they can do basically whatever they want as far as accepting you or denying you for a short sale or deed in lieu of foreclosure, this despite programs like HAMP and HAFA.  You need someone on your side to look out for your best interests. The lenders and loan servicers have attorneys on their sides, your interests should also be protected.

    To facilitate your short sale (for those who have determined that short sale is the best route for them) we provide the following services*:

    (1) We review your case for qualification for Home Affordable Foreclosure Alternatives (HAFA)

    (2) We analyze your situation for potential liability for a deficiency judgment following a short sale applying the Arizona anti-deficiency laws.  If there is legal exposure for a deficiency judgment, we will seek to mitigate your legal exposure to the extent possible by working with your lender or loan servicer.

    (3) Negotiate with your lender or loan servicer as needed to obtained a discounted payoff in exchange for release of the lien.

    (4)  Legal consultation in regard to short sale forms, applications, hardship, and financials.

    (5) Review any legal documents, contracts, or other correspondence form lender or loan servicer.

    (6) Help you pursue a deed-in-lieu of foreclosure if the short sale is denied.

    (7) We will work with your short sales real estate agent as needed to help facilitate the short sale.
